Explore Villa Lots in Elkhorn at Indian Creek Village

Nico Marasco September 25, 2026

Villa lots at Indian Creek Village start at $75,000. The community sits at 192nd and Fort in Elkhorn, Nebraska, set against a tree line, and 32 of the lots there are Silverthorn Custom Homes builds. Those are the ones I work with.

What villa ownership means here is that the exterior takes care of itself. Lawn care and snow removal are handled, so the mowing and trimming through the summer and the drives and walks through the winter are somebody else's Saturday. Walking trails run through the community and connect the green space between the lots, so the open ground is there to use rather than to look at.

That combination, a custom home on a lot that does not ask anything of you, is not easy to find in Elkhorn at this price.

Who builds at Indian Creek Village

If you build on one of those 32 lots, Silverthorn Custom Homes is your builder, and I want to spend a minute on them, because in a custom build the builder matters more than the lot does.

Silverthorn is a second generation custom home builder, owned by Matt Caniglia, and they have been building in the greater Omaha area for more than a quarter century. That is not a company learning on your house.

What that means practically is that you have one partner from the first conversation through the closing table. Not a sales office that hands you off to a superintendent who hands you off to a warranty department. The same people who sit down with you at the start are the ones finishing your trim.

What Silverthorn brings to Indian Creek Village is a level of finish that this price point in Elkhorn has not really seen.

What the custom build process looks like

You start with a plan and then you make it yours. Their architects and builders work through the layout with you rather than handing you a menu, and Silverthorn works alongside Interiors by Joan and Associates on both the interior and the exterior design, which is unusual. Most builders leave you to figure out the outside on your own.

Cabinetry, flooring, tile, trim, lighting. Those are decisions you make, not decisions you inherit. It is the reason two houses on the same footprint at Indian Creek Village will not feel remotely alike.

There are four plans to start from: the 1694, the 1714, the 1788 and the 1853. What separates them is the main floor layout, and which one fits comes down to how you actually live in a kitchen.

What villa lots are still available at Indian Creek Village

Construction is underway and lots are being released as streets and utilities are finished. The plat map for Indian Creek Village shows what is left right now.

If one of them looks right, call or text me at 402.677.7777 and we will get it reserved. I can also tell you where pricing on the finished homes sits this week, which is moving as builder bids come in, so it is a conversation rather than a number on a page.

Either way, pick the lot before you pick the plan. Plans can be adjusted and finishes can be traded. Where the house sits, what it backs to, and which direction the patio faces in August do not change later.

As always, if you have questions or need anything at all, reach out. That is what I am here for.
